Bethel tops list of 'Maine's Hottest Towns of 2023'

Bethel, Gorham and Harpswell top the list of "Maine's Hottest Towns of 2023," according to a company that combed through last year's residential real estate sales.

The ranking recognizes communities with the largest percentage growth in median sales prices during 2023.

"In a year marked by shifts and evolving priorities, Maine's real estate market demonstrated unwavering resilience. The concept of home took center stage, and against this backdrop, certain towns in Maine emerged as hotspots of dynamic real estate activity," according to the Maine Life Real Estate team at eXp Realty, a national real estate firm based in Bellingham, Wash.

The list is based on data from the multiple listing service operated by Maine Real Estate Information Services Inc.

"This data reveals the towns that experienced substantial growth in median sales prices in 2023, offering a glimpse into the evolving real estate landscape in the state," Maine Life Real Estate said. 

Four of the hottest towns and cities are in Cumberland County. York County had two and the rest are spread through the state.

Rockland, which topped the previous year's list, is No. 6 this year.

Here are the Top 10, including the percentage increase in median sales price in 2023.

  1. Bethel (Oxford County): Median sales price up 25%.   3. Harpswell (Cumberland County): 19.2%. Harpswell's waterfront properties, maritime heritage, and natural beauty contribute to its status as a desirable destination for those looking for a coastal retreat."
  4. Falmouth (Cumberland County): 17.04%. "This suburban gem near Portland stands out, showcasing its resilience and appeal to homebuyers. Falmouth's reputation for excellent schools, outdoor spaces, and a family-friendly environment contributes to its strong real estate market. Residents enjoy a balance of suburban tranquility and proximity to urban amenities."
  5. Saco (York County): 16.55%. "The competitive market in Saco is evident, making it an attractive destination for homebuyers seeking a balanced lifestyle near the coast. Saco, with its beaches and historic downtown, offers a blend of recreational opportunities and community charm. The town's real estate market reflects its desirability among those looking for a coastal haven."
  6. Rockland (Knox County): 15.93%. "Beyond its renowned lobster culture, Rockland has seen a significant improvement in market dynamics. Home to the Maine Lobster Festival, Rockland attracts residents with its coastal charm, art galleries, and a thriving community. The town's real estate scene reflects a blend of tradition and growth."
  7. Lisbon (Androscoggin County): 15.53%. "The town, originally named Thompsonborough, changed its name to Lisbon in 1802, drawing inspiration from the city in Portugal.
